ZONING INFORMATION
General Information
Zoning is the method by which governments designate the allowed uses for particular areas. To find out the zoning of your property please view the Zoning Map or contact our Department of Planning & Community Development Administrative Specialist with the property address and/or parcel number.
Residential Zoning
¤ Low-Density Residential (R-1): This zoning designation is for single family residences at a density of four or five units per acre. To learn about allowed uses in the R-1 zone please see Bonney Lake Municipal Code Ch. 18.14.
¤ Medium-Density Residential (R-2): This zoning designation is for single family residences at a density of five to nine units pre acre. To learn about allowed uses in the R-2 zone please see Bonney Lake Municipal Code Ch. 18.16.
¤ High-Density Residential (R-3): This zoning designation is for multifamily living at densities up to 20 units per acre to meet the needs of households with a variety of income levels and lifestyles. To learn about allowed uses in the R-3 zone please see Bonney Lake Municipal Code Ch. 18.18.
¤ Residential/Conservation District (RC-5): This zoning designation allows a maximum density of one unit per five acres to protect lands with sensitive areas, agricultural uses or to act as a buffer. To learn about allowed uses in the RC-5 zone please see Bonney Lake Municipal Code Ch. 18.20.
Commercial Zonings
¤ Neighborhood Commercial (C-1): This zoning designation exists in order to provide certain commercial and service uses which are compatible with neighborhoods (i.e. food markets, coffee shops, daycares, etc.). To learn more about allowed uses in the C-1 zone please see Bonney Lake Municipal Code Ch. 18.24.
¤ Commercial (C-2): The intent of this zone is to provide appropriately located areas for office uses, retail stores and service establishments offering commodities and services required by residents of the city and its surrounding market area. To learn about allowed uses in the C-2 zone please see Bonney Lake Municipal Code Ch. 18.26.
¤ Warehousing and Light Manufacturing (C-3): The C-3 district is intended to provide appropriately located areas for various land intensive or limited service commercial establishments, wholesale distribution facilities, research and light industrial enterprises which do not generate excessive noise, odors, dust, smoke, heavy traffic congestion or pollution of water or air. This zone is not currently being used. To learn more about the restrictions and allowed uses in the C-3 zone please see Bonney Lake Municipal Code Ch. 18.28.
¤ Combined Retail-Commercial, Warehousing, and Light Manufacturing (C-2/C-3): The intent of this zone is to provide appropriately located areas for uses which shall be located along major thoroughfares (SR 410) and dominated by auto-oriented uses. The allowed uses are essentially the combination of C-2 uses and C-3 uses. To learn more see Bonney Lake Municipal Code Ch. 18.29.
¤ Manufacturing (M-1): The M-1 district is intended to provide appropriately located areas for heavy industrial uses which may not be compatible with commercial and residential districts. This zone is not currently being used. To learn about the allowed uses in the M-1 zone please see Bonney Lake Municipal Code Ch. 18.30.
Downtown Zonings
¤ Downtown Core (DC): The intent of this zone is to implement the retail core portion of the Downtown Plan. To learn about allowed uses in the DC zone please see Bonney Lake Municipal Code Ch.18.36
¤ Downtown Mixed Use (DM): The intent of this zone is to implement the mixed use portion of the Downtown Plan. To learn about allowed uses in the DC zone please see Bonney Lake Municipal Code Ch. 18.37.
Other
¤ Public Facilities (PF): The Public Facilities zone exists to provide for nonresidential uses of a public and quasi-public nature to be located in or near residential zones. To learn the details of allowed uses in the PF zone please see Bonney Lake Municipal Code Ch. 18.34.
¤ Transit-Oriented Development Overlay Zone (TOD): An overlay that can overlay any zone in order to make it transit oriented. This is an effect which puts additional requirements on minimum density of development so transit is facilitated. The TOD happens to overlay two zones in the Downtown area, some C-2 and some R-3. In R-3 the effect is a density of 10 units per acre. In C-2 the effect is a requirement that it be pedestrian intensive (as opposed to automobile).
